The climate can sometimes be harsh in Dubai (and across the region). Extreme weather can cause all kinds of problems in residential homes. Heat waves can damage roofs. Fluctuating temperatures can affect a home’s energy efficiency. You can’t do anything about the weather, but you can do something about home maintenance.
In Dubai, that can usually be managed through an AMC contract.
What’s Typically Included in a Dubai AMC?
AMCs or annual maintenance contracts are legally binding agreements between a property owner and a service provider. There are AMCs for commercial properties and ones for residential properties.
A property manager might enter into one with an established provider instead of relying on different professionals to take care of specific repairs and maintenance work. What’s included in your AMC will depend on what type of contract you have:
- Comprehensive: This covers everything you need done on your property, including the labor and materials.
- Non-comprehensive: This excludes the parts required to complete a job and only covers the service and labor. You’ll have to pay for the parts separately.
- Customized: This specifies the kind of services your home will need. For example, you may only need AC maintenance in Dubai.
Different service providers offer a range of packages to meet a budget. Each package will come with a specific number of monthly callouts (i.e., the number of times a technician comes to your home for a job). If you have an older home, you may want to go with a comprehensive package that gives you as many callouts as possible.
The packages may also specify the number of services for a specific job. For example, an AMC contract can provide handyman services twice a month or electrical services three times a month.
Other service providers offer a standard package, which may cover scheduled checkups and inspections of all systems, basic air conditioner cleaning, plumbing repairs and services, safety checks on electrical systems, and emergency visits. But they may customize the maintenance contract as well, providing discounts and payment plans.
Some providers may exclude duct cleaning, so you may need to look up that service in the AMC. Any system that’s hard to access or is concealed might not be in the AMC unless you specify it.
Mold treatment, pool maintenance and servicing are other services that may not be covered by a standard AMC. For these specific services, you’ll need to get providers who specialize in them.
If you lease an apartment, the landlord takes care of all major maintenance work. They pay for the repairs and scheduled inspections, including AC maintenance.
According to the law, landlords are responsible for the following, along with other major maintenance and repair work:
- Electrical problems
- AC malfunction
- Broken water pipes
- Drainage issues
- Faulty heating systems
As a tenant, you only need to clear a clogged drain, replace a lightbulb, and fix any small repair issues, like a leaky faucet. If your quick fix on a leaky faucet doesn’t do the job, the cause could be a major repair issue. If that’s the case, you need to report the problem to the landlord immediately.
Double-check your lease to see if an AMC is already included. If not, getting your own contract might be a good call.
What You’ll Pay
Prices for AMCs in Dubai will vary depending on the size of your property and the number of systems that need to be checked. An AMC for a one-bedroom apartment might be more affordable than one for a three-bedroom villa.
On the top end of AMCs, you might pay AED 3,000 to AED 6,000 for unlimited services and maintenance. If the contract covers more than AC say, plumbing and electrical expect to pay on the higher end.
Some places offer monthly payment plans, which help with budgeting. Just remember to check: Is VAT included? Are spare parts extra? Is duct cleaning specified? Ask now, and you’ll avoid surprises later.
Picking the Right AMC Company
How do you find the right service provider? Focus on what the cost of an AMC will bring you. It’s not cheap to get one, but the value you get is worth the expense.
So skip the lowest bidder unless you like taking chances. Stick with certified techs, round-the-clock support (because repair issues happen at all hours), and quick response time. Go with companies that offer all-in-one coverage, so you won’t have to juggle multiple providers.
If air quality matters to you, ask about duct and mold services. And always check the reviews people don’t hold back.
An annual maintenance contract in Dubai is a smart move to protect your home. It may cost more upfront, but scheduled inspections, early repairs, and preventive maintenance ensure that your property is safe. Each visit will save you from costly repair work and replacements in the future.
Whether you’re a homeowner or a tenant, an AMC can ease your mind when the AC suddenly breaks down during summer or when the pipes burst during a celebration.
