Building Trust and Value in Dubai’s Real Estate Market: Sunnyy Kumar Tyagi’s journey with Under One Roof
When Sunnyy Kumar Tyagi first landed in Dubai in 2007, he had no idea the city would become not only his home but the foundation of an enduring career in real estate. Starting out in real estate financing, Sunnyy was instantly drawn to the sector’s dynamism. ” From the moment I started working in the industry, I knew this was the perfect fit for me. I was passionate to learn and grow,” he says.
Back then, Dubai’s real estate industry was still in its infancy, but the city’s ambitions were unmistakable. “Through the government’s relentless focus on world-class infrastructure, Dubai has become a hub for foreign real estate investment.”
Over the past 17 years, Sunnyy has built a solid reputation, having worked across various functions within the industry. His career path includes collaborations with leading developers such as Sobha Realty and recognition from the likes of Emaar and Damac. Each milestone has added another layer of experience, helping him develop a comprehensive understanding of the market.

Entrepreneurship with Purpose: The Birth of Under One Roof
After nearly two decades in the industry, Sunnyy decided it was time to channel his expertise into something of his own. This led to the launch of Under One Roof, a real estate company designed with a unique purpose—guiding clients with data-backed insights, not just sales pitches.
“I saw a gap. Too often, clients were being offered generic investment opportunities. We needed a shift, one that started with understanding each client’s goals,” he shares.
At the heart of Under One Roof is a handpicked team of top-tier talent equipped with the tools to succeed. The firm’s holistic approach combines services like off-plan and resale opportunities, leasing, short-term rentals, property management, concierge, and even company setup. “Our aim is to deliver a holistic offering to client, all under one roof.”
Sunnyy’s broader vision? To showcase why Dubai continues to be one of the world’s most attractive real estate markets for both local and international investors.
The Road Ahead: Real Estate’s Evolving Future in the UAE
Sunnyy remains optimistic about the future of Dubai’s property sector. “Dubai offers more value for money than many international markets. Combine that with the city’s lifestyle, and it becomes an irresistible investment.”
He points out how recent reductions in mortgage rates are making property ownership more accessible, widening the market for both residents and overseas buyers. “We’re also seeing technology play a major role with the integration of smart systems, blockchain, AI and VR/AR, making it more accessible and engaging.”
He credits initiatives like the Dubai 2040 Urban Master Plan for providing a clear, strategic roadmap for sustainable growth. “It showcases a commitment to constantly elevating Dubai’s infrastrcture, ensuring that the real estate market will keep evolving intelligently and innovatively.”
On Success, Passion, and Giving Back
When asked about what it takes to succeed in the UAE, Sunnyy keeps it simple: “Dubai rewards you with ample opportunity to succeed, Work hard and seize every opportunity.”
He urges newcomers and seasoned residents alike to find what they’re passionate about and pursue it relentlessly. “Real estate has given me not just success, but purpose. It’s connected me with great people from all walks of life and taught me lessons beyond business.”
His advice for aspiring entrepreneurs in the field is rooted in integrity. “Be transparent. Be data-driven. Focus on how you can add value, not just close a deal. When you align with your client’s goals, trust follows.”
Legacy and Impact
Looking ahead, Sunnyy is focused on leaving a meaningful mark. “Our motto has always been to stay prompt, professional, and personal. That’s how you build lasting relationships in this industry.”
Before founding Under One Roof, he played a key role in growing a boutique brokerage firm’s asset valuation to AED 3 billion before it was acquired. Now, he’s intent on replicating and scaling that success for his clients.
“I want to continue building businesses that help people grow their portfolios. For me, that’s the legacy worth chasing.”
